ON THIS EXAMPLE, WE WANT TO DEMONSTRATE OUR APPROACH TO IMPLEMENTATION OF A COMPLETE COMPLEX OF CONSTRUCTION AND RENOVATION OF AN ENERGY-EFFICIENT PRIVATE HOUSE

PLOT SELECTION
A southern slope is ideal for a building plot. The house itself should be positioned so that the large windows face south. Choose a plot of at least eight ares (800 m²) – ideally nine to ten (in our case, 9.24 ares). With such an area, you will be able to fully realize your vision, because a modern project must account not only for the house but also for a recreation area.

SETTING UP THE FENCE
After preparing the site for construction, we decided to start immediately with the fence: pouring its foundation and building a frame. Along the perimeter of our site, we installed a concrete beam, which also serves as a retaining wall. Thanks to it, we leveled the area to a perfectly flat plane with a uniform slope.

ARCHITECTURAL PROJECT OF THE HOUSE
To begin with, a sketch project is quite enough, but in the future you will need a constructive one. You will have to review the project dozens of times and analyze every centimeter. After all, it is at this stage that the understanding of the dimensions of the house, the appearance of its facade appears, and the decision is made regarding the final planning option.

CONCRETING AND INSULATION OF THE FOUNDATION
We started this stage by digging a pit. After that, the bedding layer was concreted and the foundation itself was poured. Waterproofing and insulation were carried out immediately. We emphasize that insulating the foundation is a mandatory step.

EXTERNAL COMMUNICATIONS
We relied on a geothermal heat pump to heat and cool the house. To install it, we drilled three wells of 100 m each. After that, plastic pipes with a total length of 1200 m were sunk into the ground. In effect, these pipes draw the ground's natural temperature in winter and summer.

WATER AND RAINFALL
The final step in external communications for us was water and rain drainage and the installation of autonomous sewage. At the same time, we leveled and compacted the inner part of the foundations of the houses, which were previously filled with scree (sand and clay).

SHELL OF THE HOUSE
The first thing that is needed at this stage is a construction plan and constructive solutions. However, the main question for us was: "What material to build from?".

FLOOR SLAB
Choose reinforced concrete without any doubt. When calculating the reinforcement of the floor slab, we made sure that there was not a single protruding beam in the house. They should all be contained within the slab itself. Otherwise, in most cases, protruding beams significantly complicate design decisions and become a major problem when routing the ventilation system's air ducts.

INSTALLATION OF THE ROOF
The single-pitched roof design appealed to us primarily because of its high energy efficiency, since we avoid almost all thermal bridges, and in winter the snow helps retain heat.

INSULATION OF THE FACADE
At this stage, be careful, because insulating the facade is a critical process. Your future utility bills directly depend on it.

FACADE DECORATION AND WINDOW INSTALLATION
They worked exactly in this sequence - first the decoration, and then the installation of windows. A significant advantage of this approach is that we get the maximum tightness of connections, break cold bridges and install windows already after finishing the facade, screeds and plaster.
